At Legend Real Estate Trust, we aim to deliver targeted annual returns of 15- 20%* through two key avenues:

1) Cash Flow: Investors purchase shares at an entry price, participating in our diverse property portfolio’s rental income. With our 8% Preferred Model, investors receive their returns first, ahead of Legend Operations Inc. Any surplus is then shared between investors and Legend Operations Inc. We also offer a Dividend Re-investment Program (DRIP), allowing investors to reinvest cash flow directly into Legend Real Estate Trust at a discounted price.

2) Equity: As mortgages on properties are paid down, and the market values rise, the overall equity in our portfolio grows, translating into higher share values realized upon redemption. 

Through these avenues, we provide investors with multiple ways to realize robust returns, capitalizing on both immediate cash flow opportunities and long-term equity growth.

Who Can Invest? 

As a reminder, only Eligible and Accredited Investors can participate in this opportunity. 

Eligible Investor

An Eligible Investor includes but is not limited to either:

1) A person whose net financial assets, alone or with a spouse, in the case of an individual, exceeds $400,000.

2) A person whose net income, alone before taxes exceeded in each of the two most recent calendar years and in the current year as well, $75,000.

3) A person with a spouse whose net income exceeded in each of the two most recent calendar years and the current year as well $125,000.

4) A partnership in which all partners are Eligible or Accredited Investors.

The maximum limits for an Eligible Investor are set based on your personal financial situation but are limited by the government to a maximum of $100,000 of private investments per 12 months.

Accredited Investor

An Accredited Investor is a wealthy person who passes a financial asset test. A summarized version of the test is that the individual needs either:

1) A minimum of $1,000,000 in net financial assets either alone or with a spouse (excluding all real estate and other liabilities). 

2) Have had for the past two years and a current ongoing salary of over CAD $200,000 alone, or CAD $300,000 when combined with a spouse.  

3) A minimum of $5,000,000 in assets either alone or with a spouse. 

4) To be an individual registered under the securities legislation of a jurisdiction of Canada as an Adviseror Dealer qualifies as an Individual AI. 

Accredited Investors do not have maximum investment limits.

Important Considerations: 

> Your maximum investment amount is based on a suitability assessment and can be up to 25% of your net financial assets for Eligible and Accredited investors. You can contact Equivesto at support@equivesto.com to discuss your limits. 

> The maximum limits for an Eligible Investor are set based on your personal financial situation but are limited by the government to a maximum of $100,000 for private investments per 12 months in all private Offering Memorandum Investments. Consider this $100,000 limit if you are planning to invest into more than one fund.  

> Accredited Investors have no maximum investing limit once the risks are understood.

We understand that investing in real estate can raise some questions. Here are the most common questions investors have asked us, and we’ve answered.

Investing with Registered Funds 

I want to invest with my registered funds, but I only see an option for cash. What can I do?

If you're investing with registered funds, the Equivesto system defaults to cash. Email support@equivesto.com to adjust your account. Be sure to specify your account type (TFSA, LIRA, RRSP, etc.) and mention if you have an existing Olympia Trust account.

If I’m investing with registered funds, am I required to open and use an Olympia Trust account?

Yes, you can use an existing Olympia Trust account or open a new one, either way, you will need to open one to invest. Opening an account with Olympia Trust is built into the Equivesto process, they will help you through the process and assist with account setup.

I want to invest with some cash and some registered funds, is this allowed?

Yes, absolutely. Communicate this information to the Equivesto team at support@equivesto.com, and they will support you through both transactions.

My spouse and I both want to invest. Do we each need an Equivesto account?

Yes, you both need to open separate Equivesto accounts and invest individually.

Timing and DRIP

If my funds aren’t available yet, can I invest later in Legend?

Absolutely, Legend is an evergreen fund, which means we will continuously grow our portfolio and raise funds. It’s always advantageous to invest as soon as you can to benefit from the returns and get in from the get-go.

How does the DRIP program work? Can I change my mind about the DRIP program after initiating the investment?

Yes, you can change your participation in the DRIP program at any time. DRIP stands for ‘Dividend Reinvestment Program’. If you select this option, your quarterly cash flow payment (projected 8% annual preferred return) will be reinvested into Legend.

Costs and Fees

What are my ‘out-of-pocket’ expenses to invest?

There will be withdrawal fees if you invest with a registered account ranging from $200 to $400 plus tax. For an Olympia Trust account, plan for roughly $300 plus tax for the first year, and then $200 plus tax annually.

Is there a fee to sign up on Equivesto?

No, there is no fee to sign up on Equivesto.

Are there any fees if I decide to exit the investment before Year 5?

Here are the redemption fees: 

• Before Year 1: 6%
• Before Year 2: 5%
• Before Year 3: 4%
• Before Year 4: 3%
• Before Year 5: 2%

Investment Details and Reporting

Where can I review the Offering Memorandum (OM)?

The OM, Declaration of Trust, Subscription Agreement, and 144 Lucan property appraisal report are all available for your review on the Equivesto website. You can review all documents before committing to your investment.

Can we add a beneficiary or successor?

It's recommended that you complete your estate planning separately. Including your investment with Legend Real Estate Trust in your will and testament is advisable.

How often will Legend report to investors?

Legend will provide quarterly reporting to investors.

Is the maximum annual ROI 20%? Or could it be higher, considering there’s no guarantee of returns? 

Yes, there is potential for your investment to be greater than 20%. However, our projections are 15-20% annual ROI.

Can we invest in Legend if we reside in Quebec, even with registered funds?

Yes, Canadians from across the country can invest if they meet Eligible or Accredited investor status.

Once the building reaches full optimization, which is expected by the end of Year 1, we anticipate increased revenue through effective expense management and rent adjustments. The recent renovations, completed by the sellers, provide a strong foundation. Optimization will involve managing expenses and increasing revenue streams, such as storage and parking.

Since 2006, we've specialized in converting residential houses into elegantly designed basement apartments. Over the years, we've completed over a dozen projects that continue to generate positive cash flow today.

Multifamily Properties:

• Wellington (2021): A stunning turnkey six-plex in London, Ontario. Six investors are currently benefiting from the strong returns of this property.
   
• King Edward (2022): This 12-plex in London underwent a complete renovation, including new security systems and updated finishes. Fourteen investors are enjoying the returns from this asset.
