Driving Growth and Value

At Legend Real Estate Trust, we aim to deliver targeted annual returns of 15- 20%* through two key avenues:

1) Cash Flow: Investors purchase shares at an entry price, participating in our diverse property portfolio’s rental income. With our 8% Preferred Model, investors receive their returns first, ahead of Legend Operations Inc. Any surplus is then shared between investors and Legend Operations Inc. We also offer a Dividend Re-investment Program (DRIP), allowing investors to reinvest cash flow directly into Legend Real Estate Trust at a discounted price.

2) Equity: As mortgages on properties are paid down, and the market values rise, the overall equity in our portfolio grows, translating into higher share values realized upon redemption. 

Through these avenues, we provide investors with multiple ways to realize robust returns, capitalizing on both immediate cash flow opportunities and long-term equity growth.

Who Can Invest? 

As a reminder, only Eligible and Accredited Investors can participate in this opportunity. 

Eligible Investor

An Eligible Investor includes but is not limited to either:

1) A person whose net financial assets, alone or with a spouse, in the case of an individual, exceeds $400,000.

2) A person whose net income, alone before taxes exceeded in each of the two most recent calendar years and in the current year as well, $75,000.

3) A person with a spouse whose net income exceeded in each of the two most recent calendar years and the current year as well $125,000.

4) A partnership in which all partners are Eligible or Accredited Investors.

The maximum limits for an Eligible Investor are set based on your personal financial situation but are limited by the government to a maximum of $100,000 of private investments per 12 months.

Accredited Investor

An Accredited Investor is a wealthy person who passes a financial asset test. A summarized version of the test is that the individual needs either:

1) A minimum of $1,000,000 in net financial assets either alone or with a spouse (excluding all real estate and other liabilities). 

2) Have had for the past two years and a current ongoing salary of over CAD $200,000 alone, or CAD $300,000 when combined with a spouse.  

3) A minimum of $5,000,000 in assets either alone or with a spouse. 

4) To be an individual registered under the securities legislation of a jurisdiction of Canada as an Adviseror Dealer qualifies as an Individual AI. 

Accredited Investors do not have maximum investment limits.

Important Considerations: 

> Your maximum investment amount is based on a suitability assessment and can be up to 25% of your net financial assets for Eligible and Accredited investors. You can contact Equivesto at support@equivesto.com to discuss your limits. 

> The maximum limits for an Eligible Investor are set based on your personal financial situation but are limited by the government to a maximum of $100,000 for private investments per 12 months in all private Offering Memorandum Investments. Consider this $100,000 limit if you are planning to invest into more than one fund.  

> Accredited Investors have no maximum investing limit once the risks are understood.
